Site Address: 135 Kiveton Lane Todwick 0135
Description: Erection of single storey front and side extensions and replacement pitched roof to existing side extension with partial render
Officer Recommendation: REFUSED
Officer Recommendation Date: 12 February 2026
Decision Date: 12 February 2026
Decision Type: REFUSED
Temporary Expiry Date:
Decision Level/Committee: Proposed to be Delegated
Conditions / Reason for Refusal: 01 The Council considers that the proposed front extension facing Kiveton Lane which projects by 4 metres and extends the full width of the front elevation, would be a prominent addition which would materially affect the appearance and character of the host property and form an incongruous feature that would be out of keeping with the existing dwelling and street scene. The proposal is therefore contrary to Local Plan Policies CS28 ‘Sustainable Design’ and SP55 ‘Design Principles’ and to the adopted Supplementary Planning Document - ‘Householder Design Guide,’ as well as to the guidance in the National Planning Policy Framework 02 The Council further considers that the proposed side extension facing The Meadows to be an incongruous feature which due to the corner plots prominent position within in the street scene would be visually prominent and at odds with the character of the host property and street scene. As such the proposal would also be detrimental to the existing street scene. The proposal is therefore contrary to Local Plan Policies CS28 ‘Sustainable Design’ and SP55 ‘Design Principles’ and to the adopted Supplementary Planning Document - ‘Householder Design Guide,’ as well as to the guidance in the National Planning Policy Framework. Positive and Proactive Statement The applicant did not enter into any pre application discussions with the Local Planning Authority. Whilst discussions during the determination of the application have identified a possible acceptable alternative to this proposal, the applicant has been unwilling to amend the scheme. This was not considered to be in accordance with the principles of the National Planning Policy Framework and resulted in this refusal.
