The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.

The permission hereby granted shall relate to the area shown outlined in red on the approved location plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans:

The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building.

A fixed Juliet balcony screen shall be installed prior to the balcony being brought into use and shall be retained thereafter.

In the interests of the privacy and to ensure the doors are inward opening to protect the amenity of neighbouring residents and future occupiers of the dwelling

The first floor side window in the north elevation of the proposed extension hereby approved shall be fitted with obscure glazed top opening window. The obscure glazing shall thereafter be retained for the life of the development.

The ground floor beauty room as indicated on the AMENDED Proposed Floor Plans and Elevations, 0060-AC-XX-XX-DR-A-2004 - P03 , received 10/02/2026 shall only be used for purposes incidental to the enjoyment of the dwellinghouse as such and shall not be used for any trade or business purposes. Formal change of use Planning permission may be required for the room to be used for any trade or business purposes.
Positive and Proactive Statement
During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
