Technical Details Consent
This Permission in Principle does not constitute planning permission for development. Development may not commence until Technical Details Consent has been obtained from the Local Planning Authority.

Highway Matters
The applicant is advised that detailed access, parking and turning arrangements will be subject to assessment at the Technical Details Consent stage and should be designed in accordance with the following requirements:
• Parking for each dwelling must be in accordance with the Council’s parking standards
• A drawing demonstrating that a both a refuse and fire engine can turn around within the site should be provided at the TDC stage.
• No more than 5 dwellings to be served via a private drive.

Drainage
The applicant is advised that a comprehensive drainage plans would be required as part of any subsequent Technical Details Consent application to show how they would manage surface water and not be adding any extra risk.
An updated flood risk assessment and flood evacuation plans will also be required.

Biodiversity
The applicant's attention is drawn to the need to consider biodiversity enhancement and any ecological constraints when preparing a Technical Details Consent application. The following will be required at the TDC stage:
• A GCN survey, eDNA or presence/likely absence should be undertaken, or the applicant can apply to the DLL scheme to mitigate impacts to GCN due to the presence of a pond on site.
• A Preliminary Ecological Appraisal (PEA) to consider the habitats on and adjacent to site, and their potential to support protected and priority species. All ponds within 250 m of the site should also be considered. If following the PEA additional specialist surveys are required and it is anticipated that the proposals could result in an impact upon ecological features of value, an Ecological Impact Assessment (EcIA) will also be required.
• A Preliminary Roost Assessment (PRA) of any trees and buildings to be impacted to assess their potential to support roosting bats.

Trees
The applicant's attention is drawn to the need to consider the impact on trees both on site and adjacent to the site when preparing a Technical Details Consent application. The following will be required at the TDC stage:
• Tree Survey
• Arboricultural Impact Assessment, or
• Tree Plan

General Amenity
The applicant's attention is drawn to the need to consider the impact of the adjacent public houses on the living conditions of future occupants when preparing a Technical Details Consent application. The following will be required at the TDC stage:
• An assessment of all significant noise sources likely to affect the proposed development, including all noise associated with the B6086, The Horse & Tiger and The Red Lion Inn public houses by a suitably competent person.

Land Contamination
The applicant's attention is drawn to the need to consider the impact of land conditions on future occupants when preparing a Technical Details Consent application. The following will be required at the TDC stage:
• A Preliminary Risk Assessment Report (Phase I) consisting of a desk top study, a site walkover, and a conceptual site model must be undertaken to obtain an understanding of the site’s history, its setting and its potential to be affected by contamination

Statutory Consents
The applicant is advised that the grant of Permission in Principle does not remove the need to obtain any other consents, licences or approvals that may be required under separate legislation.
