The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.

The materials to be used in the construction of the external surfaces of the garage, pergola and wall hereby permitted shall be in accordance with the details provided in the submitted application form/shown on Proposed Site Plan 1, received 24/11/2025 and Rotherham Proposed Elevations 1 received 24/11/2025

In order to ensure a satisfactory appearance in the interests of visual amenity.

The pergola hereby approved and as detailed on approved plan (Proposed Site Plan 1, received 24/11/2025, Proposed Elevations 1, received 24/11/2025, Proposed Floor Plans 1, received 24/11/2025) shall not be enclosed by any means to the north, east, south and west elevation. It shall remain open for the lifetime of the development.

to maintain the character of the area and to protect residential amenity
Informative
The garage shall only be used for purposes incidental to the enjoyment of the dwellinghouse as such and shall not be used for any trade or business purposes.
Positive and Proactive Statement
During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
