Reason
To define the permission and for the avoidance of doubt.

The materials to be used in the construction of the external surfaces of the
development hereby permitted shall match those used in the existing building.
Reason
In order to ensure a satisfactory appearance in the interests of visual amenity and in
accordance with Core Strategy Policy CS28.

Notwithstanding the provisions Schedule 2, Part 1, Class A, B, and D of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re--enacting that Order with or without modification), no further extensions shall be erected [other than those expressly authorised by this permission] without the prior permission of the Local Planning Authority.
Reason
In the interests of protecting the openness and character of the Green Belt and in accordance with the NPPF.
Positive and Proactive Statement
Whilst the applicant did not enter into any pre application discussions with the Local Planning Authority, the proposals were in accordance with the principles of the National Planning Policy Framework and did not require any alterations or modification.
