Reason To define the permission and for the avoidance of doubt. 03 The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building. Reason In order to ensure a satisfactory appearance in the interests of visual amenity. Informative The applicant is requested to keep neighbours informed of any proposed construction works potentially with a small scale Construction Management Plan or letter. This should indicate dates when works are to take place, keep deliveries and working to normal business hours as well as limiting disruption on the surroundings from tradesmen. POSITIVE AND PROACTIVE STATEMENT Whilst the applicant did not enter into any formal pre application discussions with the Local Planning Authority and following clarifications to the plan the proposals were in accordance with the principles of the National Planning Policy Framework and did not require any alterations or modifications.
