| Conditions / Reason for Refusal: |
Based on the evidence submitted it is considered that the proposed single storey rear and side extension at Meadow House, Goosecarr Lane, Todwick, Sheffield, S26 1HGshown on the submitted drawings (Proposed Elevations – 0222-EBP-PL-004 & Proposed Floor Plans - 0222-EBP-PL-002), if constructed in accordance with the submitted plans would not be lawful. The proposed new extensions would extend beyond the rear wall of the original dwellinghouse by more than 4 metres in the case of a detached dwellinghouse and would have a width greater than half the width of the original dwellinghouse due to the wrap around nature of the proposal. Accordingly, the extension cannot be permitted development.
Based on the evidence submitted it is considered that the proposed first floor side extension at Meadow House, Goosecarr Lane, Todwick, Sheffield, S26 1HG shown on the submitted drawings (Proposed Elevations – 0222-EBP-PL-004 & Proposed Floor Plans - 0222-EBP-PL-002), if constructed in accordance with the submitted plans would not be lawful. The proposed new extension would have more than a single storey, would extend beyond a wall forming a side elevation of the original dwellinghouse and exceed 4 metres in height. Accordingly, it cannot be permitted development.
Based on the evidence submitted it is considered that the proposed rear dormer extension at Meadow House, Goosecarr Lane, Todwick, Sheffield, S26 1HG shown on the submitted drawings (Proposed Elevations – 0222-EBP-PL-004 & Proposed Floor Plans - 0222-EBP-PL-002), if constructed in accordance with the submitted plans would not be lawful. The proposed new extension would be attached to the first floor side extension which requires planning permission. The proposed dormer to the rear cannot be constructed under permitted development.
Therefore, the single storey side and rear, first floor side and dormer to the rear extension is not in compliance with the criteria outlined within Schedule 2, Part 1, Class A and Class B of the Town and Country Planning (General Permitted Development) Order 2015, as amended.
