The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans (as set out below) and in accordance with all approved documents.

Glazing and trickle ventilation shall be installed in accordance with the criteria and specifications as detailed in Table 4.1 (Required Sound Reduction of Façade Elements) of the Noise Impact Assessment undertaken by Environmental Noise Solutions Limited, dated 20th February 2025 (Ref: NIA/11926/25/12178/v1/110-112 Broad Street, Rotherham).

A Mechanical Ventilation with Heat Recovery (MVHR) system shall be installed to provide adequate ventilation to Bedrooms 1 and 2 of Flat 3. Internal noise levels due to mechanical ventilation plant should not exceed 26 dB(A) in bedrooms and
30 dB(A) in living rooms.
