The development hereby permitted shall be commenced before 24 October 2027 (three years from the date of the original permission).

The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications as shown on the approved plans (as set out below)

The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building.

The development shall be commenced in accordance with the agreed details as shown in the proposed closure of the original vehicular access and the re-kerbing and reconstruction of the footway adjacent to the car parking space on the site frontage to Doncaster Road (elevations and site plan drawing 03 Rev 02). The development shall not be occupied until the approved scheme has been implemented.

Before the development is brought into use the car parking area shown on the
site layout (ref drawing 03 Rev 02) shall be provided, marked out and thereafter maintained for car parking.

Prior to occupation of the dwellings a plan indicating the positions, design, materials and type of boundary treatment to be erected shall be submitted to and approved in writing by the Local Planning Authority.

POSITIVE AND PROACTIVE STATEMENT
Whilst the applicant did not enter into any pre application discussions with the Local Planning Authority, the proposals were in accordance with the principles of the National Planning Policy Framework and did not require any alterations or modification.
