Conditions / Reason for Refusal: 01 The development hereby permitted shall be commenced before 24 October 2027 (three years from the date of the original permission). Reason In order to comply with the requirements of the Town and Country Planning Act 1990. 02 The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications as shown on the approved plans (as set out below) (Drawing numbers location plan, site layout drawing 01 Rev 01, elevations and site plan drawing 03 Rev 02)(received 26.02.25) Reason To define the permission and for the avoidance of doubt. 03 The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building. Reason In order to ensure a satisfactory appearance in the interests of visual amenity. 04 The development shall be commenced in accordance with the agreed details as shown in the proposed closure of the original vehicular access and the re-kerbing and reconstruction of the footway adjacent to the car parking space on the site frontage to Doncaster Road (elevations and site plan drawing 03 Rev 02). The development shall not be occupied until the approved scheme has been implemented. Reason In the interests of highway safety. 05 Before the development is brought into use the car parking area shown on the site layout (ref drawing 03 Rev 02) shall be provided, marked out and thereafter maintained for car parking. Reason In the interests of highway safety. 06 Prior to occupation of the dwellings a plan indicating the positions, design, materials and type of boundary treatment to be erected shall be submitted to and approved in writing by the Local Planning Authority. Reason In order to ensure a satisfactory appearance in the interests of visual amenity and in accordance with Core Strategy Policy CS28. Informatives Highways For condition 04 above you will appreciate this will require the applicant to enter into a S278 agreement with the Council for the proposed scheme.
