Conditions / Reason for Refusal: 01 The works to which this consent relates shall be commenced before the expiration of three years from the date of this consent. Reason In order to comply with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. 02 The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans (as set out below) (Drawing Numbers Site Location Plan and Site Plan)(received 17/09/2024)(Drawing Window and door details (received 12/11/2024). Reason To define the permission and for the avoidance of doubt. 03 The windows and doors hereby approved shall be constructed of aluminium and prior to their installation, details of their colour treatment and fenestration details for each window and details for each door shall be submitted to and approved in writing with the Local Planning Authority. The windows and doors shall be painted in the approved colour, which thereafter shall be maintained and retained throughout the lifetime of the development. Reason To protect the special character and appearance of this curtilage Listed Building and the setting of the adjacent Listed Buildings in accordance with Policy SP40 ‘Listed Buildings.’ Positive and Proactive Statement During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
