Based on the evidence submitted it is considered that the proposed single storey front extension at Rose Cottage, 37 Dowcarr Lane, Harthill, Rotherham, S26 7XN shown on the submitted drawings (Proposed Plans - 240904), if constructed in accordance with the submitted plans would not be lawful. The proposed new extension would, given the location, form the principal elevation of the original dwellinghouse. Accordingly, the extension to the principal elevation of the original dwellinghouse cannot be permitted development.
Therefore, the front extension is not in compliance with the criteria outlined within Schedule 2, Part 1, Class A of the Town and Country Planning (General Permitted Development) Order 2015, as amended.
