The small size of bedrooms 6 & 7 and the poor outlook from the window of bedroom 1 would fail to provide sufficient amenity for future residents, in terms of lack of space and poor outlook. This poor living environment is contrary to guidance contained within the South Yorkshire Residential Design Guide and the National Technical House Standards.

The single storey rear extension projecting 8 metres from the rear elevation of the property, would materially harm the outlook of neighbouring residents and lead to loss of light in adjoining properties, contrary to guidance with the Council’s Supplementary Planning Document - ‘Householder Design Guide’.
POSITIVE AND PROACTIVE STATEMENT
The applicant did not enter into any pre application discussions with the Local Planning Authority. It is not possible to support a scheme of this nature and no amendments have been identified at this time to make it acceptable. It was not considered to be in accordance with the principles of the National Planning Policy Framework and resulted in this refusal.
