Conditions / Reason for Refusal: 01 The works to which this consent relates shall be commenced before the expiration of three years from the date of this consent. Reason In order to comply with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. 02 The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications as shown on the approved plans (as set out below) (Drawing Numbers Site Location Plan/2245/2238/2239/2278/2284/2279/2900/1239/1900)(received 09/05/2024). Reason To define the permission and for the avoidance of doubt. 03 The roof slates shall be reclaimed Westmoreland Slates taken from the Stable Block and the Mansion as specified in the submitted details, unless otherwise agreed in writing with the Local Planning Authority. Reason To protect the special character and appearance of the Grade II Listed Building in accordance with Policy SP40 Listed Buildings. 04 The new rainwater goods shall match the existing and be constructed or either cast iron or cast aluminium and shall be painted to match the existing, unless otherwise agreed in writing with the Local Planning Authority. Reason To protect the special character and appearance of the Grade II Listed Building in accordance with Policy SP40 Listed Buildings. 05 Prior to the raising of the roof hereby approved samples of the new external masonry shall be submitted to and approved in writing with the Local Planning Authority. The works shall be completed in accordance with the approved details. Reason To protect the special character and appearance of the Grade II Listed Building in accordance with Policy SP40 Listed Buildings. Positive and Proactive Statement Whilst the applicant did not enter into any pre application discussions with the Local Planning Authority, the proposals were in accordance with the principles of the National Planning Policy Framework and did not require any alterations or modification.
