Conditions / Reason for Refusal: |
The proposed development does not comply with the conditions, limitations or restrictions applicable to development permitted by Class A of the Town and Country Planning (General Permitted Development Order) 2015 as amended which exceeds the limits in paragraph A.1.
(j) the enlarged part of the dwellinghouse would extend beyond a wall forming a side elevation of the original dwellinghouse, and would –
(i) exceed 4 metres in height,
(ii) have more than a single storey, or
(iii) have a width greater than half the width of the original dwellinghouse
The enlarged part of the extension would extend beyond a side wall and be over half the width of the original house and therefore cannot be considered to be permitted development under Schedule 2, Part 1 (Class A1 (j)(iii)) of the Town and Country Planning (General Permitted Development) Order, 2015.
The application is therefore recommended for refusal and a full planning application is required for the proposed extension.
