Reasons for Refusal

The proposed timber fencing and gates, and brick gate posts, by virtue of their height, length, siting and appearance to the front of the property in a prominent position would introduce an incongruous feature which would be clearly visible within the street scene and would be detrimental to the appearance of the host property, streetscene and character of the area in general. As such the development is contrary to Local Plan Policies CS28 ‘Sustainable Development’ and SP55 ‘Design Principles’, as well as the Council’s SPD Householder Design Guide’ and the NPPF.
Informative:
Enforcement action has been authorised requiring the removal of all of the fencing panels and the gates and brick piers fronting Euston Way, as well as the three fencing panels between the road and the side wall of the property, and the two fencing panels alongside the driveway to No. 16, and all associated gravel boards and concrete posts, You are advised to remove the structures as soon as possible to avoid formal enforcement action.
Positive and Proactive Statement
The applicant did not enter into any pre application discussions with the Local Planning Authority. Discussions during the determination of the application have identified that it is not possible to support a scheme of this nature, nor would any amendments make it acceptable. It was not considered to be in accordance with the principles of the National Planning Policy Framework which resulted in this refusal.
