The Council considers that the proposed two storey rear extension due to its projection and proximity to the rear boundary and habitable rooms at 25 Meadowgate, would be significantly detrimental to the amenity of that property by way of loss of privacy and overbearing impact. It is therefore contrary to the NPPF, policies CS28 ‘Sustainable Design’ and SP55 ‘Design Principles’ of the Local Plan and the adopted Supplementary Planning Document - ‘Householder Design Guide’.
