The works to which this consent relates shall be commenced before the expiration of
three years from the date of this consent.
Reason
In order to comply with the requirements of Section 18 of the Planning (Listed
Buildings and Conservation Areas) Act 1990.

The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans (as set out below)

To define the permission and for the avoidance of doubt.

No development above ground level shall take place until details of the external materials to be used in its construction have been submitted or samples of the materials left on site, and the details/samples have been approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details/samples.

To protect the special character and appearance of the Grade II Listed Building in accordance with Local Plan Policies SP40 Listed Buildings and CS23 ‘Valuing the Historic Environment.’

Details of the doors and windows and their colour treatment shall be submitted to and approved in writing with the Local Planning Authority at a scale of 1:10. All windows and doors shall be either constructed of timber or aluminium. The development should proceed in accordance with the approved details.

Positive and Proactive Statement
The applicant and the Local Planning Authority engaged in pre application discussions to consider the development before the submission of the planning application. The application was submitted on the basis of these discussions. It was considered to be in accordance with the principles of the National Planning Policy Framework.
