Conditions / Reason for Refusal: 01 The development hereby permitted shall be commenced before the expiration of three years from the date of this permission. Reason In order to comply with the requirements of the Town and Country Planning Act 1990. 02 The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans (as set out below) Drawing Numbers 8322-1/ -2)(Received 26/12/2022) Drawing Numbers (JC LP1 Rev A/ SP-1 Rev B/ BP-1 Rev B/ 8322-3 Rev B/ 8322-5 Rev A/ 8322-4 Rev A)(received 29/03/2023). Reason To define the permission and for the avoidance of doubt. 03 Notwithstanding the provisions Schedule 2, Part 1, Classes A, B, C and D of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re--enacting that Order with or without modification), no further extensions shall be erected [other than those expressly authorised by this permission] without the prior permission of the Local Planning Authority. Reason In the interests of protecting the openness and character of the Green Belt and in accordance with the NPPF. 04 No development above ground level shall take place until details of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted or samples of the materials have been left on site, and the details/samples have been approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details/samples. Reason To protect the special character and appearance of these curtilage Listed Buildings in accordance with Core Strategy Policy SP40 ‘Listed Buildings.’ 05 Prior to the extension and alterations hereby approved being brought into use, the colour treatment of the windows and doors shall be submitted to and approved in writing with the Local Planning Authority. The development shall proceed in accordance with the approved details. Reason To protect the special character and appearance of these curtilage Listed Buildings in accordance with Core Strategy Policy SP40 ‘Listed Buildings.’ 06 The rainwater goods on the property shall be cast aluminum coloured black unless otherwise agreed in writing with the Local Planning Authority. Reason To protect the special character and appearance of these curtilage Listed Buildings in accordance with Core Strategy Policy SP40 ‘Listed Buildings.’ Positive and Proactive Statement The applicant and the Local Planning Authority engaged in pre application discussions to consider the development before the submission of the planning application. The application was submitted on the basis of these discussions. It was considered to be in accordance with the principles of the National Planning Policy Framework.
