That a lawful Development Certificate be REFUSED in respect of a proposed single storey rear extension at 10 Brookside, Herringthorpe, S65 3DL for the following reason:
Based on the evidence submitted it is considered that the proposed extension comprises of a single storey side (attached to a previous extension to the side of the property) and rear extension at 10 Brookside, Herringthorpe, S65 3DL shown on the submitted drawings (Proposed Plans and Elevations – Drawing Number 0401 – Received 28 November 2022). If constructed in accordance with the submitted plans the extension would not be lawful. The proposed new extension would project beyond an original side wall with a width greater than half the width of the existing dwelling., Therefore the side/rear extension is not in compliance with the criteria outlined within Schedule 2, Part 1, Class A of the Town and Country Planning (General Permitted Development) Order 2015, as amended.
