The materials to be used in the construction of the external walls of the development hereby permitted shall match those used in the existing building. The window details shall be in accordance with the approved plans JBA.4103.103.A and the details set out in the application form.

Details of the materials to be used in the construction of the external balcony hereby permitted shall be submitted to the Local Planning Authority or samples of the materials shall be left on site, and the development shall thereafter be carried out in accordance with the approved details/samples.

Positive and Proactive Statement
The applicant and the Local Planning Authority engaged in pre application discussions to consider the development before the submission of the planning application.
