Conditions / Reason for Refusal: 01 The works to which this consent relates shall be commenced before the expiration of three years from the date of this consent. Reason In order to comply with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. 02 The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans (as set out below) Drawing Numbers (Location Plan)(Received 19/10/2022)(Drawing Numbers Existing Plans & Elevations/ Existing Site Plan)(Received 23/09/2022) Drawing numbers (Proposed Plans & Elevations)(Received 31/03/2023). Reason To define the permission and for the avoidance of doubt. 03 Any new roof slates that are to be used on the building shall be submitted to and approved in writing with the Local Planning Authority. The works shall proceed in accordance with the approved details. Reason To protect the special character and appearance of this Listed Building in accordance with Local Plan Policies SP40 ‘Listed Buildings’ and SP 43 ‘Conserving and Recording the Historic Environment.’ 04 The final colour treatment of the doors and windows shall be submitted to and approved in writing with the Local Planning Authority. The works shall proceed in accordance with the approved details. Reason To protect the special character and appearance of this Listed Building in accordance with Local Plan Policies SP40 ‘Listed Buildings’ and SP 43 ‘Conserving and Recording the Historic Environment.’ 05 Prior to their installation, details of any new rainwater goods shall be submitted to and approved in writing with the Local Planning Authority. The rainwater goods shall be cast iron or cast aluminium and hung on rise and fall brackets and shall be painted black. The works shall procced in accordance with the approved details. Reason To protect the special character and appearance of this Listed Building in accordance with Local Plan Policies SP40 ‘Listed Buildings’ and SP 43 ‘Conserving and Recording the Historic Environment.’ 06 The walls of the extension hereby approved shall be coursed natural sandstone to match the existing property. Samples of stone shall be submitted and approved in writing with the Local Planning Authority. Reason To protect the special character and appearance of this Listed Building in accordance with Local Plan Policies SP40 ‘Listed Buildings’ and SP 43 ‘Conserving and Recording the Historic Environment.’ 07 Prior to the installation of any new replacement windows, details shall be submitted at a scale of 1:10 including cross sections, setting out the materials and colour treatment. The windows shall be replaced in accordance with the approved details. Reason To protect the special character and appearance of this Listed Building in accordance with Local Plan Policies SP40 ‘Listed Buildings’ and SP 43 ‘Conserving and Recording the Historic Environment.’ 08 Prior to the cleaning of the stonework hereby approved, details of the chemical solution used to clean the stone shall be submitted to and approved in writing with the Local Planning Authority. The stonework shall not be cleaned using a sandblasting method. The works shall proceed in accordance with the approved details. Reason To protect the special character and appearance of this Listed Building in accordance with Local Plan Policies SP40 ‘Listed Buildings’ and SP 43 ‘Conserving and Recording the Historic Environment.’ Positive and Proactive Statement The applicant and the Local Planning Authority engaged in pre application discussions to consider the development before the submission of the planning application. The application was later amended to address concerns raised by the Local Planning Authority. The amended plans are considered to be in accordance with the principles of the National Planning Policy Framework.
