The two large hoarding signs are considered to be incongruent and detract from the openness of the surrounding countryside in this prominent location. The development is insensitive to the site location, and negatively impacts the character of the area, contrary to Local Plan Policy SP 60 ‘Advertisements’ and to the NPPF and NPPG.

Positive and Proactive Statement:
The applicant did not enter into any pre application discussions with the Local
Planning Authority. No amendments have been agreed that would make the
scheme accord with the Local Plan or with the principles of the National Planning
Policy Framework, resulting in this refusal.
