The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.

The permission hereby granted shall relate to the area shown outlined in red on the approved location plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans

The use hereby permitted shall only be open for business purposes between the hours of 08:30 to 17:30 Monday to Friday and 09:00 – 12:30 on a Saturday. There shall be no business activities taking place on a Sunday.

Only 1 No. dog shall be permitted to be on the premises for business purposes at any one time.

All dog grooming shall be by appointment only and there shall be no more than 5 dogs per day.

The use of the outbuilding hereby approved for dog grooming purposes shall not commence until a commercial waste collection contract has been put in place. This shall be retained whilst the business is in use.

Positive and Proactive Statement
The applicant and the Local Planning Authority engaged in pre application discussions to consider the development before the submission of the planning application. The application was submitted on the basis of these discussions, or was amended to accord with them. It was considered to be in accordance with the principles of the National Planning Policy Framework.
