The development shall be carried out in accordance with the amended plan No. PB22/60 No.2 Rev B, and the menage car parking area shall be altered and the land restored to its former condition within 6 months of the date of this permission.

In the interest of the openness of the Green Belt.

Landscaping of the site as shown on the approved soft landscaping plan shall be carried out during the first available planting season following the completion of the works to amend car parking area. Any plants or trees which within a period of 5 years from completion of planting die, are removed or damaged, or that fail to thrive shall be replaced within the next planting season. Assessment of requirements for replacement planting shall be carried out on an annual basis in September of each year and any defective work or materials discovered shall be rectified before 31st December of that year.

The menage and associated parking area shall not be used for commercial or livery purposes.

Informative
The applicant is advised that the application site falls within land that may be required to construct and/or operate Phase 2b East of a high speed rail line, known as High Speed Two. Powers to construct and operate High Speed Two are to be sought by promoting a hybrid Bill in Parliament. As a result the application site may be compulsorily purchased. In addition as the HS2 project is not yet at a detailed design stage the applicant is advised to closely follow ongoing progress of the HS2 programme.
