Conditions / Reason for Refusal: |
The proposed development does not comply with the conditions, limitations or restrictions applicable to development permitted by Class A of the Town and Country Planning (General Permitted Development Order) 2015 as amended which exceeds the limits in paragraph A.1.
(f) Subject to paragraph (g), the enlarged part of the dwellinghouse would have a single storey and-
(i) extend beyond the rear wall of the original dwellinghouse by more than 4m in the case of a detached dwellinghouse or 3m in the case of any other dwellinghouse or
(ii) exceeds 4m in height;
The enlarged part of the extension would have an overall height of 4.6m and therefore cannot be considered to be permitted development under Schedule 2, Part 1 (Class A1 (f)(ii)) of the Town and Country Planning (General Permitted Development) Order, 2015.
The application is therefore recommended for refusal and a full planning application is required for the proposed extension.
