The permission hereby granted shall relate to the area shown outlined in red on the approved location plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans.

Within 3 months of the date of this permission the proposed fencing and gates as shown on submitted plans MS/105/21-03 and MS/105/21-04 shall be erected as shown on the submitted plans and shall thereafter be retained.

No part of the land other than that enclosed by the approved fencing to the side and rear of the building shall be used for the storage of goods, components, parts, waste materials or equipment without the prior written approval of the Local Planning Authority.

The display of goods for sale shall be limited to the areas shown on the approved site plan ref MS/105/21-03

Positive and Proactive Statement
During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
