Informative
There is an existing combined sewer that passes at the boundaries of the site. This sewer is the responsibility of Yorkshire Water. All permissions to connect, divert, or build over or adjacent to must be obtained from them before works commence on site.
However, according to the Environmental Agency’s flood maps, there is surface water flood risk within the site. The applicant should ensure that the development will be resilient against any potential flood risk. Further information about flood risk is available on the gov.uk website under the flood warning information service and the Environment Agency’s website.
Conditions

The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.
Reason
In order to comply with the requirements of the Town and Country Planning Act 1990.

The permission hereby granted shall relate to the area shown outlined in red on the approved location plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans - Drawing Nos 2A and 3A received on 3 May 2022.

To define the permission and for the avoidance of doubt.

The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building.
Reason
In order to ensure a satisfactory appearance in the interests of visual amenity.
Positive and Proactive Statement
During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
