Additionally, no assessment has been undertaken and submitted to demonstrate that the green space is surplus to requirements and its loss would not detrimentally affect the area nor has any replacement green space of better or equivalent value been proposed. The proposal is therefore contrary to the National Planning Policy Framework and Local Plan Policy SP 38 Protecting Green Space.
