Based on the evidence submitted it is considered that the proposed change of use of an existing dwellinghouse (use class C3) to a House in Multiple Occupation (HMO) (use class C4) for use by 5 person would be lawful for planning purposes and would be in compliance with the criteria outlined within Schedule 2, Part 3, Class L of the Town and Country Planning (General Permitted Development) Order 2015, as amended.

Informative:
The applicant should be aware that it is considered that the proposed conservatory is not permitted development because it would extend beyond the original side wall of the dwelling and the width is greater than half the width of the original dwellinghouse.
