Reason In order to comply with the requirements of the Town and Country Planning Act 1990. 02 The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans (as set out below) (Drawings: 0023-EBP-PL-001 Rev 2 and 0023-EBP-PL-002 Rev 2 received 21/09/2021.) Reason To define the permission and for the avoidance of doubt. 03 The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the submitted information. Reason In order to ensure a satisfactory appearance in the interests of visual amenity and in accordance with Core Strategy Policy CS28. Informative: 01 INF 21 Encroachment over boundary You have indicated on the application form, by completion of Certificate A on the certificate of ownership form, that nobody except the applicant was the owner of any part of the land to which the application relates. As such, no part of the building, including foundations or guttering, should project over the boundary of your property. 02 Impact on sewer pipes Any extension which is proposed to be built over or close to a public sewer is required to seek permission from the local Water Authority by way of a ‘Build over agreement’. This is an official agreement between the property owner and the local Water Authority (WA), in which the WA can impose conditions to satisfy that the drain remains functional, accessible and to their requirements. Positive and Proactive Statement The applicant did not enter any pre application discussions with the Local Planning Authority in respect of the proposed development, the proposals are in accordance with the principles of the National Planning Policy Framework.
