Conditions

The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.
Reason
In order to comply with the requirements of the Town and Country Planning Act 1990.

The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building.
Reason
In order to ensure a satisfactory appearance in the interests of visual amenity and in accordance with Core Strategy Policy CS28.

The extension(s) hereby approved shall only be used as ancillary accommodation to the existing dwelling and shall not be used, either solely or by incorporation of other accommodation, as a separate additional dwelling.
Reason
The Local Planning Authority does not consider the premises suitable for subdivision into separate dwelling units by reason of lack of space, amenity and car parking requirements.
Positive and Proactive Statement
Whilst the applicant did not enter into any pre application discussions with the Local Planning Authority, the proposals were in accordance with the principles of the National Planning Policy Framework and did not require any alterations or modification.
