Conditions / Reason for Refusal: 01 The works to which this consent relates shall be commenced before the expiration of three years from the date of this consent. Reason In order to comply with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. 02 The external materials of the extension hereby approved shall match the existing or historic materials of the listed building. No construction work above ground level will commence until a representative sample of all new external materials have been submitted to, and approved in writing by, the Local Planning Authority, and the development shall proceed in accordance with these details as approved. Reason To protect the special character and appearance of this Listed Building in accordance with Local Plan Policies SP40 ‘Listed Buildings’ and SP 43 ‘Conserving and Recording the Historic Environment.’ 03 The facing stone to the proposed development shall be natural, locally occurring magnesian limestone, matching the existing and historic in terms of type, colour, type of face dressing, and method of coursing. Reason To protect the special character and appearance of this Listed Building in accordance with Local Plan Policies SP40 ‘Listed Buildings’ and SP 43 ‘Conserving and Recording the Historic Environment.’ 04 The rooflights shall be genuine conservation style rooflights, with black framing, a single vertical divider, and low profile. Reason To protect the special character and appearance of this Listed Building in accordance with Local Plan Policies SP40 ‘Listed Buildings’ and SP 43 ‘Conserving and Recording the Historic Environment.’ 05 The replaced conservatory shall utilise an aluminium framing system and be decorated in either anthracite grey or a colour agreed in writing by the Local Planning Authority. Reason To protect the special character and appearance of this Listed Building in accordance with Local Plan Policies SP40 ‘Listed Buildings’ and SP 43 ‘Conserving and Recording the Historic Environment.’ Positive and Proactive Statement The applicant and the Local Planning Authority engaged in pre application discussions to consider the development before the submission of the planning application. The application was submitted on the basis of these discussions. It was considered to be in accordance with the principles of the National Planning Policy Framework.
