Based on the evidence submitted it is considered that the proposed single storey rear extension at 28 Rosslyn Avenue Aston Rotherham S26 2DE shown on the submitted drawings(S26-2415 Rev A) if constructed in accordance with the submitted plans would not be lawful. The proposed new extension would form a side extension with a width greater than half the width of the existing dwelling. Therefore the rear extension is not in compliance with the criteria outlined within Schedule 2, Part 1, Class A section (j) of the Town and Country Planning (General Permitted Development) Order 2015, as amended.
