Flood resilient construction should be incorporated for this extension where possible. As the flood risk is relatively any consideration of flood resilient construction to be at the discretion of the applicant and would not request any planning conditions.
There is an existing combined public sewer located under the proposed extension. This sewer is the responsibility of Yorkshire Water Services. All permissions to connect, divert, or build over or adjacent to must be obtained from them before works commence on site.
Conditions

The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.

The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building.

In order to ensure a satisfactory appearance in the interests of visual amenity.
Positive and Proactive Statement
During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
