Conditions / Reason for Refusal: 01 The works to which this consent relates shall be commenced before the expiration of three years from the date of this consent. Reason In order to comply with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. 02 Prior to the installation of the door to Bridgegate, details of the door and the door surround, including materials and paint finish shall be provided to the Local Planning Authority at a scale of 1:5 or 1:10. The door and the door surround shall be of timber construction with cast metal door furniture. The development shall proceed in accordance with the approved details. Reason To protect the special character and appearance of this Listed Building in accordance with Local Plan Policies SP40 ‘Listed Buildings’ and SP 43 ‘Conserving and Recording the Historic Environment.’ 03 Prior to the development hereby approved being brought into use, details of the treatment of the ground floor front elevation surrounding the door and the end stops of the shop front and fascia shall be submitted to the Local Planning Authority at a scale of 1:5 or 1:10. The details shall include the colour treatment of the shop front and the front elevation at ground floor level surrounding the door. This shall either be in render or painted to match the existing brick with the brick filled as appropriate to give a smooth finish. The colour treatment of the render or brickwork shall also be submitted. The development shall proceed in accordance with the approved details. Reason To protect the special character and appearance of this Listed Building in accordance with Local Plan Policies SP40 ‘Listed Buildings’ and SP 43 ‘Conserving and Recording the Historic Environment.’ 04 Prior to the development being brought into use a scheme of secondary glazing to the windows on the first and second floor front elevation shall be submitted to and approved in writing with the Local Planning Authority. This shall include cross section drawings at a scale of 1:5 or 1:10. The development shall proceed in accordance with the approved details. Reason To protect the special character and appearance of this Listed Building in accordance with Local Plan Policies SP40 ‘Listed Buildings’ and SP 43 ‘Conserving and Recording the Historic Environment.’ Informative This Listed Building Consent does not grant permission for the removal or the replacement of the windows to the front elevation of the building fronting Bridgegate. These are historic fabric and from the site visit appear to be in good condition. I would suggest having these suitably restored with secondary glazing fitted to the rear to provide thermal and noise insulation. Please note if you are not intending to use secondary glazing then you will need to confirm this to discharge Condition 04. Positive and Proactive Statement During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
