The Council considers that the proposed extension by virtue of the roof not being set down from the ridge fails to create a subservient addition and unbalances the pair of semi-detached dwellings. As such, the proposal would be detrimental to the visual amenity of the area contrary to the National Planning Policy Framework, Local Plan policies CS28 and SP55 and the Supplementary Planning Document - ‘Householder Design Guide’.
POSITIVE AND PROACTIVE STATEMENT
The applicant did not enter into any pre application discussions with the Local Planning Authority. The applicant has an earlier fallback approval for a two storey side extension that is set down and back that is currently live. This current application has therefore been considered as originally submitted. This was not considered to be in accordance with the principles of the National Planning Policy Framework and resulted in this refusal.
