The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.

The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building.

Before the patio area is brought into use the proposed 1.8 metre screen fencing to both sides of the proposed patio shall be erected, and the fencing shall thereafter be retained and maintained.
