The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.
Reason
In order to comply with the requirements of the Town and Country Planning Act 1990.

The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building.
Reason
In order to ensure a satisfactory appearance in the interests of visual amenity and in accordance with Core Strategy Policy CS28.

Before the balcony is brought into use, the screening panels shall be erected with no gap fixture and thereafter retained in accordance with the approved drawing (Propose Floor Plan and Elevation Plan) and material (White opaque Perspex).
Reason To provide an effective screen in the interests of residential amenity and in accordance with Core Strategy Policy CS28.
Positive and Proactive Statement
Whilst the applicant did not enter into any pre application discussions with the Local Planning Authority, the proposals were in accordance with the principles of the National Planning Policy Framework and did not require any alterations or modification.
