Conditions / Reason for Refusal: 01 [PC52] No development shall take place until samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority and the development shall be carried out in accordance with the approved details. 02 [PC12] Details of the proposed means of disposal of foul and surface water drainage, including details of any off-site work, shall be submitted to and approved by the Local Planning Authority and the development shall not be brought into use until such approved details are implemented. 03 Notwithstanding the provisions of Part 1 of Schedule 2, Article 3 of the Town and Country Planning (General Permitted Development) Order 1995 as amended (or any Order revoking or re-enacting that order), no additional windows or openings shall be formed in any part of the eastern elevation of the dwelling, unless approved otherwise in writng by the Local Planning Authority. 04 The driveway fronting the garages shall be minimum 6m in length. 05 [PC24] Before the development is brought into use, that part of the site to be used by vehicles shall be properly drained and constructed in concrete, tarmacadam, block paving or other such material as may be agreed by the Local Planning Authority and shall thereafter be maintained in a sound condition. 06 The boundary treatment on the eastern side of the site, adjacent to no.12 Edale Road shall be retained at a minimum height of 2 metres. 07 The boundary treatment on the western side of the site shall be retained at a minimum height of 1.8m as currently exists.
