Conditions / Reason for Refusal: 01 [PC52] No development shall take place until samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority and the development shall be carried out in accordance with the approved details. 02 Other than those shown on the approved plans, no windows shall be installed on the east elevation (facing the flats on Pinchfield Lane and dwellings off Gillott Lane) and west elevation (facing properties on Pinchwell View and the three properties off Gillott Lane) of the dwelling without the prior written approval of the Local Planning Authority. 03 Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, at no time shall any further alterations be made to the external appearance of the dwellings, neither shall any extensions, walls or means of enclosure be constructed, nor additional buildings erected within the site of application: neither shall any dormer windows or rooflights be added without the prior written permission of the Local Planning Authority. 04 No development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a plan indicating the positions, design, materials and type of boundary treatment to be erected. The boundary treatment shall be completed within two months of the dwellings being first occupied. 05 Details of the proposed means of disposal of foul and surface water drainage, including details of any off-site work, shall be submitted to and approved by the Local Planning Authority and the development shall not be brought into use until such approved details are inplemented. 06 [PC24] Before the development is brought into use, that part of the site to be used by vehicles shall be properly drained and constructed in concrete, tarmacadam, block paving or other such material as may be agreed by the Local Planning Authority and shall thereafter be maintained in a sound condition. 07 [PC42*] Before the development is brought into use, a close boarded screen fence 2 metres in height shall be erected between the points marked A and B on the attached plan and shall thereafter be retained. 08 [PC37] No tree shall be cut down, uprooted or destroyed nor shall any tree be pruned other than in accordance with the approved plans and particulars, without the written approval of the Local Planning Authority. Any pruning works approved shall be carried out in accordance with British Standard 3998 (Tree Work). If any tree is removed, uprooted or destroyed or dies, another tree shall be planted in the immediate area and that tree shall be of such size and species, and shall be planted at such time, as may be specified in writing by the Local Planning Authority. 09 [PC40] No work or storage on the site shall commence until all the trees/shrubs to be retained have been protected by the erection of a strong durable 1.50 metre high barrier fence in accordance with B.S.5837. This shall be positioned in accordance with details to be submitted to and approved by the Local Planning Authority. The protective fencing shall be properly maintained and shall not be removed without the written approval of the Local Planning Authority until the development is completed. There shall be no alterations in ground levels, fires, use of plant, storage, mixing or stockpiling of materials within the fenced areas. 10 [PC26] Effective steps shall be taken by the developer to prevent the deposition of mud and other material on the adjoining public highway caused by vehicles entering and leaving the site during the construction of the development. 11 Before the development is commenced details of any alterations in ground levels shall be submitted to and approved by the Local Planning Authority and such approved scheme shall thereafter be implemented.
