Conditions / Reason for Refusal: 01 [PC52] No development shall take place until samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority and the development shall be carried out in accordance with the approved details. 02 [PC24] Before the development is brought into use, that part of the site to be used by vehicles shall be properly drained and constructed in concrete, tarmacadam, block paving or other such material as may be agreed by the Local Planning Authority and shall thereafter be maintained in a sound condition. 03 Before the development is commenced, details of the design and specification of a prospectively adoptable footway and kerb along the site frontage shall be submitted to and approved by the Local Planning Authority and such a footway and kerb shall be constructed in accordance with the approved details before the dwelling is first occupied. 04 The garage hereby permitted shall be used only for the parking of a private motor car or cars or for uses ordinarily incidental to the enjoyment of the occupiers of the dwelling house and no development, whether permitted by the Town and Country Planning (General Permitted Development) Order 1995 or not, shall be carried out on the site, in such a manner or in such a position as to preclude vehicular access to the garage. 05 For the duration of the construction of the development and a minimum period of five years following the date of completion of the development, appropriate steps shall be taken to protect the existing trees shown “to be retained” on the site survey drawing no. 20/128 from wilful damage or destruction and none of the trees shall be lopped, topped or felled without the prior written approval of the Local Planning Authority. Any of the trees removed without such approval or dying or being severely damaged or becoming seriously diseased before the end of that period shall be replaced with trees of such size and species as may be agreed with the Local Planning Authority. 06 The new beech hedge shown on the approved site plan, drawing no. 20/130 shall be planted within 12 months of the completion of the development. Any plants removed, dying, being severely damaged or becoming seriously diseased within five years of planting shall be replaced with plants of such size and species as may be agreed in writing with the Local Planning Authority. 07 [PC12] Details of the proposed means of disposal of foul and surface water drainage, including details of any off-site work, shall be submitted to and approved by the Local Planning Authority and the development shall not be brought into use until such approved details are implemented.
