|Conditions / Reason for Refusal:
||(A) Planning Permission be refused for the following reason:
The Council considers that the front extension extending virtually across the full width of the dwelling results in the loss of its original front bay window which provides an important feature on the two end terraced properties. As such, it significantly spoils the original character and appearance of the dwelling, appearing unduly prominent and out of keeping the street contrary to contrary to the National Planning Policy Framework, Local Plan policies SP55 ‘Design Principles’ and CS28 ‘Sustainable Design’ and the advice in the adopted Supplementary Planning Document - ‘Householder Design Guide’.
Enforcement action has also been authorised requiring the removal of the front extension, the removal of all resultant building waste and the reinstatement of the bay window in its original position with a compliance period of 6 months.. Appropriate action should be taken as soon as possible to avoid the Council serving a formal Enforcement Notice in this respect.
POSITIVE AND PROACTIVE STATEMENT
The applicant did not enter into any pre application discussions with the Local Planning Authority. Discussions during the determination of the application have identified that it is not possible to support a scheme of this nature nor would any amendments make it acceptable. It was not considered to be in accordance with the principles of the National Planning Policy Framework and resulted in this refusal.
