|Conditions / Reason for Refusal:
The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.
In order to comply with the requirements of the Town and Country Planning Act 1990.
The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications as shown on the approved plans (as set out below)

To define the permission and for the avoidance of doubt.
The building hereby approved shall be constructed of natural stone to the walls and natural slate for the roof, the windows and doors shall be constructed of timber and the rooflights shall be conservation style, unless otherwise agreed in writing with the Local Planning Authority. Details of the stone, slate, doors and windows shall be submitted to the Local Planning Authority and shall be approved in writing. The development shall proceed in accordance with the approved details.
To protect the character and appearance of the Moorgate Conservation Area in accordance with Policy SP41 ‘Conservation Areas’ of the adopted Local Plan.
This permission only allows the outbuilding hereby permitted to be used ancillary to the existing domestic use of the property and in no way permits the outbuilding to be used independently or for any other use.
Positive and Proactive Statement
During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
