|Conditions / Reason for Refusal:
||That a Lawful Development Certificate be issued in respect of a proposed erection of a detached garage and detached garden store for the following reason:
Based on the evidence submitted it is considered that the proposed detached garage at The White House, Morthen Lane, Morthen, Rotherham, S66 9JQ, shown on the submitted drawing (reference 189-06-A received 05/11/19) and the detached garden store at the same address, shown on the submitted drawing (reference 189-07 received 11/09/19) if constructed in accordance with the submitted plans would be lawful.
This is due to the fact that these outbuildings would fall within the curtilage of the dwelling, not come forward of the front of the house and the road, would not exceed 4 metres in height and would not be located within 2 metres of the boundary of the site (subject to them being used for purposes incidental to the enjoyment of the dwellinghouse).
As such, it is considered that the applicant has shown that the proposed extensions and outbuildings are in compliance with the criteria outlined within Schedule 2, Part 1, Class E of the Town and Country Planning (General Permitted Development) Order 2015, as amended.
